Rates

SPRING, April 28 to June 3, 2015

4 night minimum.  $9,500 per week.  $1,650 per night.

 More than 15 people, add $50 per person per night to rent.

Includes House, Apartment Suite and two Summer Cabins.  The House and Apartment Suite sleep 10 in beds, with up to 4 more in sleep sofas.  The Summer Cabins sleep 6.  15 people is the recommended total occupancy.  Maximum occupancy is 20.

PEAK, June 4 to September 9, 2015

7 night minimum.  $10,500 per week.  Changeover day is Thursday

More than 15 people, add $50 per person per night to rent.

Includes House, Apartment Suite and two Summer Cabins.  The House and Apartment Suite sleep 10 in beds, with up to 4 more in sleep sofas.  The Summer Cabins sleep 6.  15 people is the recommended total occupancy.  Maximum occupancy is 20.

INDIAN SUMMER, September 10 to October 29, 2015

4 night minimum.  $1,650 per night.  $9,500 per week.

More than 15 people, add $50 per person per night to rent. 

Includes House, Apartment Suite and two Summer Cabins.  The House and Apartment Suite sleep 10 in beds, with up to 4 more in sleep sofas.  The Summer Cabins sleep 6.  15 people is the recommended total occupancy.  Maximum occupancy is 20.

FALL, October 30 to November 22, Dec 1 to 18, 2015

3 night minimum.  $800 per night, $5,000 per week.

Add $50 per night per person above 10 people.

In Fall and Winter, the House and Apartment Suite sleep 10 in beds, with up to 4 more in sleep sofas.

The Summer Cabins are closed and not available in winter. 

10 people is the recommended occupancy in Fall and Winter.   Maximum occupancy is 12 people & 2 small children.

HOLIDAYS

Thanksgiving:  5 night minimum.  $1,600 per night.  November 23 to November 30, 2014.

Christmas Week:  7 night minimum.  $10,500 per week.  December 19 to Dec. 26, 2014.

New Years Week:  7 night minimum.  $10,500 per week.  December 27 to Jan. 4, 2015

Add $50 per night per person above 10 people.

WINTER, January 11 to April 27, 2016 

3 night minimum.  $800 per night, $5,000 per week.  Add $50 per night per person above 10 peple.

In winter, the House and Apartment Suite sleep 10 in beds, with up to 4 more in sleep sofas.

The Summer Cabins are closed and not available in winter. 

10 people is the recommended occupancy in winter.   Maximum occupancy is 12 people & 2 small children.

Fees

Exit clean per rental:  $650 summer.  $500 in winter without summer cabins.  Weekly cleaning is required for multiple-week stays.

Placer County Transient Occupancy Tax:  10% on rent and cleaning.

Refundable Damage Security Deposit is $2,000.  Excess cleaning fees and damages will be deducted from this deposit.

Policies

Reservation Deposit of 1/2 rent is due in 7 days with signed Rental Agreement.

Full payment is due 60 days prior to occupancy.

Cancellation:  For cancellations, if we are able to rebook the house, all payments will be refunded less a $100 processing fee and less any discounting necessary to obtain a booking.  If we are not able to rebook the house, the exit clean and damage deposit will be refunded.  Extenuating circumstances will be considered.

References may be required.

Check-in:  4:00 P.M.

Check-out:  10:00 A.M.

One buoy is available for our guests' use during the Spring, Peak and Indian Summer.  Guests must provide mooring line and tender craft.

No smoking indoors.

Children are welcome.

Pets are discouraged due to the lack of a secure fenced yard because bears break through the fences.  We will accept dogs by prior written approval only.  Sorry, no cats. No pets may be on the property without the permission of the property owner.  Pet Policies apply.  Owners may not leave dogs alone in the house unless they are crated.

All parties or gatherings with more than 20 total in attendance must be approved by the property owner.   Additional Event Fees and Event Contract may apply.  Weddings and related events are covered by a separate agreement and fee structure.  Violation of this policy will result in forfeiture of the deposit.

Wedding/Event Fees:  $3,500 plus minimum stay rental or equivalent rent. Covers wedding and related events. Or $10,000 for one day without rental. Wedding maximum capacity is 120 people. $300 grounds inspection and cleaning fee, $2,000 Events security deposit. Event Insurance required. Outdoor venue only.
